Our King room features all the above amenities with a king sized bed in our newly renovated room. We have upgraded furnishings and new linens to make your stay with us as comfortable as possible. These rooms are not on the river; however, access to the river is close with a fire pit, picnic tables and grills for guests. The room is 240 SqFt plus Bathroom.

Our Queen Queen rooms are equipped with two Queen sized beds plus upgraded furnishings. These rooms are not on the river; however, access to the river is close with a fire pit, picnic tables and grills for guests. The room is 240 SqFt plus Bathroom.

Our spacious Queen Queen on the River is the same as the Queen Queen above but has a deck just feet away from the Fall River which offers the sound of the bubbling brook right outside your door. This room is 290 SqFt. plus Bathroom.
Blue Spruce
In our main Lodge, the Blue Spruce Room is a cozy room with one queen size bed plus the above amenities. We have upgraded furnishings and new linens to make your stay with us as comfortable as possible. These rooms are not on the river; however, access to the river is close with a fire pit, picnic tables and grills for guests. This room is 165 SqFt. plus Bathroom.
Aspen Room
In our main Lodge, the Aspen Room has a King sized bed with the above amenities. We have upgraded furnishings and new linens to make your stay with us as comfortable as possible. These rooms are not on the river; however, access to the river is close with a fire pit, picnic tables and grills for guests. The room is 240 SqFt. plus Bathroom.

Tucked away in the corner of our property with a private deck just steps away from the Fall River is our Jacuzzi room with a jetted corner tub and a King sized bed. This room is perfect for couples looking for a quiet retreat. This charming room is 280 SqFt. plus Bathroom.
Value River Queen
The newest room on the property is our cozy value river room that has a queen sized bed with all the above amenities. These rooms include your own private balcony/deck on Fall River which offers the sound of the bubbling brook right outside your door. . The room is 155 SqFt. plus Bathroom.
Condos
River Front Condos Lower Units
Our River Front Condos feature a king bed with plush-top mattress and sofa sleeper, and can sleep 4. These room include all the above amenities and a kitchen, full size refrigerator, a sitting area with desk and chair, iPod or MP3 docking station, shower/tub combination, blackout drapes, upgraded air conditioning and heating units. Fold up wooden table seats 4, and an outdoor Patio Table with 2 chairs. 350 SqFt. plus bathroom.
River Front Condos Upper Units
Our River Front Lower Condos feature a king bed, plush-top mattress and sofa sleeper, and can sleep 4. These room include all the amenities of the Lower Condo units except for the kitchen. The rooms offer larger balconies overlooking the Fall River for extra outdoor living space. These 350 SqFt. plus bathroom.
Riverside Condos
Our condos are equipped with dishes,silverware,pots & pans
Community Room
Murphy's River Lodge offers a beautiful community room available for wedding receptions, family reunions and corporate retreats. We can comfortably seat 36 with additional seating possible, call for availability. We will be happy to host your next party which includes use of our 66" HD TV and surround sound setup. We provide tables, chairs, wet-bar, microwave, refrigerator. We have around 1000 SqFt. of indoor space and additional outdoor seating.

Review our Policies
- Cancellation Policy: If you cancel 7 or more days prior to your arrival, there is a $20.00 cancellation fee.
- Deposit Policy: We require a deposit of the first night's room charges, on ALL rooms you wish to reserve. This amount will be charged on your credit card at the time of reservation. The balance of your reservation total will be due in full upon arrival.
- We accept Cash, Visa and MasterCard ONLY. No personal checks will be accepted.
- Room keys will be issued at time of check-in. Your credit card will be charged $25.00 for each key not returned upon checkout.
- No Show Policy: Guest is responsible for all day(s) reserved and the credit card used for the deposit will be charged accordingly.
- NO REFUNDS on early departures.
- Minimum night stays may be required at some times, please call for details.
- Check In time is 4:00 p.m.
- Check Out time is by 11:00 a.m. Guests checking out after 11:00 a.m. without management approval will be charged another full days room rate plus tax.
- Check in time is from 4:00 to 8:00 p.m. If you will be arriving later than 8:00 p.m. please call our office for late arrival instructions!
- We have 8 Pet Friendly units. They are available only upon request. Guest must make request for a Pet Friendly unit at time of booking. Pet friendly rooms available for additional fee per pet.
- NO PETS will be allowed in non-pet friendly units. Guest's credit card will be charged a $250.00 cleaning fee if they have a pet in a non-pet friendly unit.
- NO SMOKING is permitted inside any unit or other building on our property. Guest's credit card will be charged a $250.00 cleaning/sanitizing fee if their unit has been smoked in.
- Units with a fireplace are only allowed to burn Duraflame logs. Logs are available for purchase in the office for $5.00 each. If natural wood is burned in any fireplace, fees may be charged upon check out.
- Gift Certificates, Vouchers or Discount Coupons must be presented at time of check in.
- Daily housekeeping must be requested by hanging the "Maid Service Please" card on the outside door knob. If card is not placed by 12:00 p.m., you will not receive housekeeping service. If you do not want daily housekeeping, please hang the "Do Not Disturb" card on the outside door knob.
- Revisions Policy: A $20 processing fee will apply to any date and/or room changes made after a reservation has been confirmed with a deposit.
